Homeowners Insurance CA

Homeowners insurance provides financial protection against disasters. A standard policy insures the home itself and the things you keep in it. Homeowners insurance is a package policy. This means that it covers both damage to your property and your liability or legal responsibility for any injuries and property damage you or members of your family cause to other people. This includes damage caused by household pets. Damage caused by most disasters is covered but there are exceptions. The most significant are damages caused by floods, earthquakes and poor maintenance. You must buy two separate policies for flood and earthquake coverage. Maintenance-related problems are the homeowners' responsibility.

Why would you need homeowners insurance?

  • If your home was destroyed by fire or damaged by a natural disaster, you'd need money to repair or replace it.

  • If a guest in your home is injured, liability protection and medical coverage help pay expenses.

  • If you are a victim of theft and vandalism, it can reimburse you for your loss or pay for repairs

  • If you are still paying for your home, your lender will require insurance.

It is important to know that a homeowners insurance policy is meant to cover unexpected damage, not routine maintenance. Ask our agents to talk about what is covered, and be sure to read your policy so you know exactly what's included and what is not.

HO1 – Basic Form Home owner Policy

A plain policy type so as to affords protection on a residence against 11 listed perils; contents are normally included within this kind of coverage, but must be explicitly enumerated. Exceptions include floods, earthquakes.

HO2 – Broad Form Home owner Policy

A more advanced application that offers coverage on a house against 17 listed perils (including all 11 on the HO1). The coverage is typically a "named perils" policy, that lists the events that would be covered. .

HO3 – Special Form Home owner Policy

The typical, most full line form used for single-family houses. The policy provides "all risk" coverage on house as well as selected perils excluded, like as earthquake and flood. Contents are covered on a named danger foundation. (Note: "All Risk" is poorly termed as it is essentially named exclusions (ie, if it is not exclusively excluded, it is covered)) .

HO4 – Renter's Insurance

The "Tenants" form is for renters. It handles individual possessions against the matching perils as the contents portion of the HO2 or HO3.

HO5 - Premier Home owner Policy

Covers the matching as HO3 in addition more. On this policy the contents are covered on an open peril foundation, hence as long as the grounds of loss is not specifically excluded in the policy it will be covered for that reason of loss. (can also be achieved by endorsing a HO15 to the HO3) .

HO6 – Condominium Policy.

The form for condominium owners. .

HO8 – Older Houses

The "Modified Coverage" form is for the owner-occupied older house whose replacement expenditure far exceeds the property's market price. .

How Much House owners Insurance Do I Require?

  • If your house is damaged by fire or damaged by a natural disaster, you'd need cash to fix or replace it.
  • If an invitee in your house is harmed, liability protection and medical coverage would help pay charges.
  • If you are a victim of theft and vandalism, a house owners insurance policy can compensate you for your loss or pay for repairs
  • If you are still having to pay for your house, your bank will insist on an insurance policy.

What choices of insurance policy coverages are there?

Coverage A – Dwelling

Covers the cost of the house itself (not including the land). Generally, a coinsurance clause states that as long as the home is insured to 80% of real worth, losses will be adjusted at replacement cost, up to the policy restrictions. This is in place to offer a shield against inflation. HO-4 (renter's insurance) normally has no Coverage A, although it has extra coverages for improvements. .

Coverage B – Other Structures

Covers other structure near the premises which are not used for business, except as a private garage. Typically limited at 10% to 20% of the Coverage A, with supplementary amounts available by endorsement. .

Coverage C – Personal Property

Covers personal property, with limits for the theft and loss of distinct classes of items (e.g., $200 for money, banknotes, bullion, coins, medals, etc.). Typically 50 to 70% of coverage A is compulsory for contents, which means that consumers may pay for much more insurance than required. This has led to some calls for further options. .

Coverage D – Loss of Use/Additional Living Expenses

Covers expenses associated with added living expenses (i.e. rental expenses) and fair rental value, if part of the residence was rented, however only the rental revenue for the actual rent of the space not services supplied such as utilities. .

Additional Coverages

Covers a variety of expenses such as debris removal, reasonable repairs, damage to trees plus shrubs for certain named perils (excluding the most common reasons of damage, wind and ice), fire department changes, removal of property, credit card / identity theft charges, loss assessment, collapse, landlord's furnishing, and some building additions. These differ based upon the form. .

Exclusions

In an open perils coverage, specific exclusions will be stated in this section. These generally include earth movement, water damage, power failure, neglect, war, nuclear hazard, intentional loss, and concurrent causation (for HO-3).

Things to consider:

  • How much will it cost to rebuild my house and replace my belongings if they are damaged or destroyed? (Ask our agent to talk you through your home's features and the things you own so you can make an informed decision about coverage.)

  • What discounts are available? (Ask about multiple policies, security system and fire resistance discounts.)

  • What's the process for filing and settling a claim? (Ask who to call and what happens after you file a claim.)
